台中西屯區房市交易熱絡，中信房屋統計近一年實價登錄資料顯示，25坪以下小宅漲幅最快，達14%，25至50坪住宅漲幅7%，50坪以上住宅漲幅則相對平穩，漲幅4%。中信房屋研展室副理莊思敏指出，小宅因低總價特性，出租或轉售相對容易，深受購屋民眾青睞，房價自然出現拉升情況。
中信房屋中科國安加盟店經理張惠珍表示，小宅已成為西屯主力成交產品，原因包括單身經濟興起、每戶人口數下滑，以及中科新貴、工業區就業人口、台中榮總醫護人員和大學生等穩定居住需求。此外，七期新市政中心和水湳經貿園區發展，吸引建商推出小坪數住宅，進一步帶動小宅交易量能走揚。
張惠珍認為，中科生活圈值得自住客群關注，該區域生活機能成熟，剛性需求旺盛，房市本身具備強大支撐力。在中科二期和台積電等利多因素加持下，吸引台商回流設廠，企業進駐將帶來更多就業機會，促進房市交易活絡。目前中科生活圈新建案成交單價已達6字頭以上，但仍有許多屋齡在30年以內的中古屋，價格普遍落在3至4字頭，CP值很高。
莊思敏指出，近日央行重拳管制房市，加上限貸風波仍在持續，住宅交易將重新聚焦於剛性需求。在人口密集、商業活絡的蛋黃區，穩定的剛需客群為區域房市提供了較強的抗跌保值性。西屯區是台中精華中的精華，在基礎機能和建設題材的共同保護下，區域房市具備穩健的成長潛力。
